The Preiss Company takes great pride in its communities. Each of our properties' staff are available for your student 24/7/365 and are just a phone call away. Our company specializes in student housing and trains our staff on how to effectively and properly respond to any situation that may arise. Our local property managers are supported by leasing, business, and maintenance personnel along with our professionally trained student staff. Many of our offices and staff are on-site and we have expert maintenance ready to assist your student with anything we can!
A lot has changed since mom and dad went to college, and certainly for the better! The individual lease is one of the latest changes! With this type of lease, you are only responsible for your student's rent. You're not liable for the roommates' rent at all! Unlike a traditional lease or a joint lease, if your roommate transfers or graduates, you have nothing to worry about. A lot of places here in Raleigh still offer the joint lease -- don't fall for it! It can become a major headache overnight!
In our effort to create a more enjoyable living environment for the student renter, we now require all residents to carry an active renter's insurance or tenant liability policy during their lease term. Requiring basic liability coverage has become a common practice in apartment living to provide peace of mind and protection from the unforeseen events that sometimes occur. Our required tenant liability coverage works to protect the resident from liability exposure created while your student is away from home, including but not limited to negligent damage to the apartment unit, negligent damage to another resident's property or even injuries to guests while visiting. Or if you choose to enroll in a more robust renter's insurance policy, you may be able to protect belongings such as text books, phones, electronics and other valuables in the event of theft or destruction. As long as your chosen policy meets the minimum coverage outlined in your lease agreement, feel free to pick any provider you feel is the best fit for you. If you don't feel like searching for an insurance provider, we offer an easy way to enroll in the minimum liability only coverage as part of your rent payment. If you know you want additional coverage on your belongings but don't want to shop around, we have identified a national insurance provider specializing in student renter's insurance coverage. On top of our awesome amenity package we also include cable, internet, electricity and water as well as furniture, appliances (which includes a "50 flat screen TV in the common area!) Did we mention there's no caps on utilities?
All of our properties offer FREE Roommate Matching to our residents. Your student won't have to worry about finding a roommate online or flyering the entire campus, we'll do the work for you and all you have to do is simply fill out a questionnaire!
The answer is yes! Don't worry about hiring movers or renting a truck, we're fully furnished here at College Inn. Just bring your personal belongings and you're set!
All of our residents and their guarantors have access to their property's online resident portal, helping you and them keep up to date with their life here in Raleigh! You or your student can pay rent online via checking or savings account, set up automatic monthly payments, and submit maintenance requests, all with just a few clicks of your mouse!
Yes! We do rent parking spaces to non-residents on a semester basis. Guests of residents are permitted to park on a temporary basis and do need to have a proper parking pass displayed in their vehicle.

Our leases are "term leases" which means that there is a set amount for occupying your room between specific dates. Your monthly payment is an installment that is broken down into equal monthly installments with the first being due on August 1st. (Most leases are 12-month terms, however we sometimes have short-term leases available) You are welcome to pay your monthly installments in advance as long as you keep your account current and in good standing. Unfortunately we do not offer discounts for prepaid rental installments at this time.

The term "Waitlist" simply means that you have not yet been assigned a specific unit at The College Inn. Once your room placement is finalized you will be provided a new first page to your lease that will have the specific apartment number and bedroom letter in place of the "waitlist."
You don't! As long as you meet our qualifying criteria you're welcome to apply and sign a lease!
Typically not...but with us it can! College Inn has partnered with the RentPlus; a program to allow for on-time rent payments to reflect positively on your credit report. With the hustle and bustle of balancing classes and a healthy social life, we know that most college students don't even think about building their credit history until after graduation when it's time to start taking big life steps. RentPlus offers a way for busy students like you to get a head start! When you enroll in RentPlus, your on-time monthly rent payments will be reported to all 3 major credit bureaus (on-time payments are anything within 30 days of the due date).
